This project was a design and construct project which involved submitting our own designs to the DHA for its approval along with the cost of completing the houses. The project comprised five houses at Larrakeyah Army Barracks, Darwin and seven houses at the RAAF Base, Darwin.
Sitzler was flexible in its submitted designs so that any additional requirements that DHA had could be incorporated into the work. The houses were quite large and were to be placed on relatively small blocks. The structural steel columns underneath the houses made access difficult for vehicles due to the size of the blocks, thus the structure of the house was altered such that columns were removed and the verandah was cantilevered as a result.
Other design improvements included extra kitchen cupboards and windows to make the houses more saleable and the area of a skylight was enlarged to give the houses a spacious feel. The houses at RAAF Base were built after those at Larrakeyah and due to our familiarity with the construction we were able to make certain changes to the structural framing to allow a much faster method of construction, leading to our houses being completed before those of our competitors.
Sitzler have been able to deliver in very difficult circumstances, houses of a complex design nature, on time and within budget. We have been particularly impressed with their administrative capacity, including on site supervision, which has produced a high quality product with minimal defects.
