Sitzler was engaged as Project Manager/Builder to carry out refurbishment works to the AANT Building to meet the standard and time constraints as specified within a lease agreement of an incoming tenant (Australian Bureau of Statistics).
Due to the tight time constraints it was agreed that a lump sum project management fee be agreed upon, with progressive work packages compiled and quotations submitted by us to be approved by a quantity surveyor prior to proceeding with the works. Sitzler managed all design and documentation coordination directly with the respective consultants.
The major works consisted of the following:
Return levels 6, 7 and 8 to open plan layout including electrical works, rectification of ceiling, new carpet, refurbishment of toilets, waterproofing of glazing, painting, refurbishment of blinds and fire detection;
Constructions of showers on level 6 and 8;
Upgrade of car park including stormwater, electrical, new base course and bitumen undercover carport, bicycle racks, security fencing, roller shutter and line marking;
Upgrade of lift interiors to disabled code requirement;
Upgrade of level 1 toilets and showers;
Upgrade of emergency and exit lights to the appropriate standards throughout the common areas of the building;
Installation of AM/FM and MATV reception system;
Builders works associated with mechanical services upgrade.
Due to the building being occupied throughout the refurbishment works, a great deal of planning and coordination was required to minimise disruption to the existing tenants.
